There are other things to check to make sure the price is actually the problem – and that you’re not leaving money on the table when selling your San Diego home.

This sounds like common sense, but many agents I talk to go straight to price and say that’s the only reason a home won’t sell.

Before you cut the price, ask:

  • Condition & Presentation: Is the home clean, decluttered, touched-up with fresh paint where needed, and free of strong odors? These things massively affect a buyer’s emotional reaction.
  • Staging: Does the furniture and layout help buyers imagine themselves living there, or does it feel cramped, dark, or outdated?
  • Photography & Media: Are the photos professional? Do you have aerial or drone shots? Are images bright, sharp, and inviting – or are they dark cell-phone photos that turn buyers off before they ever visit?
  • Marketing Reach: Is the home marketed aggressively online so it’s seen everywhere buyers are looking, and compelling enough to pull them off their device and into a showing?
  • Showing Access: Is it easy to see the home, or do buyers have to wait days because of tenants, pets, or no lockbox? If showings are hard, good buyers move on.

The bottom line: before you automatically drop the price, make sure these items are dialed in. A lot of homes are discounted unnecessarily simply because the basics weren’t handled properly.
