San Diego Home Prices and Pending Sales Opportunities

SAN DIEGO COUNTY HOUSING UPDATE · OCTOBER 23, 2026

San Diego Home Prices and Pending Sales: Where’s the Opportunity?

Pending listings increased nearly 11% in one week. House prices remain above last year. Condos offer a different story.

If you’re thinking about buying or selling, the San Diego market deserves a closer look.

This Week: A Little Relief, More Reasons to Compare

There’s encouraging news this week: San Diego gas prices declined, and Freddie Mac’s national 30-year fixed mortgage average dipped from 7.40% to 7.32% on October 22. Financing remains expensive, but even modest relief is welcome.

Combine that with motivated sellers and opportunities to negotiate closing costs or loan buydowns, and there may be a workable path to your next home. Your actual mortgage rate depends on your qualifications and loan terms.

Pending Listings Increased by 146

PENDING LISTINGS · OCT. 9 TO OCT. 16, 2026

1,346 ? 1,492

Up 146 listings (+10.8%) in one week

The latest chart supplied by San Diego MLS shows 146 more pending listings—an increase of 10.8%, rounded to 11% on the chart—from October 9 to October 16, 2026.

Over the same period, active listings edged down from 5,533 to 5,504. Weekly closed sales declined from 373 to 327, so the signals are mixed.

My takeaway: buyers are still moving forward. However, one week doesn’t establish a lasting trend.

Pending listings measure homes in pending status, rather than the number of new contracts signed that week.

Houses and Condos: Two Different Markets

Here’s what the completed September reports show:

SINGLE-FAMILY HOMES

$1,075,000

September 2026 median sale price

+7.0% year over year

September 2025 median: $1,005,000
Median days on market: 17
September closed sales: 1,185

CONDOS / TOWNHOMES

$650,000

September 2026 median sale price

-1.9% year over year

September 2025 median: $662,500
Median days on market: 28
September closed sales: 593

That’s 1,778 completed sales in September.

House prices were above last year’s median, while condo prices softened. Both categories saw fewer sales than a year earlier.

Countywide medians reflect the mix of homes sold. Your property’s value depends on its location, condition, features, and competing listings.

Buyers: Negotiate More Than the Price

Some sellers are feeling the pressure of carrying costs, relocation deadlines, or another month without an offer.

Look closely at:

  • Homes with repeated price reductions.
  • Listings with longer market time.
  • Vacant properties.
  • Homes returning to market.

These situations can create negotiating opportunities, but each property still needs careful evaluation.

Ask about seller-paid closing costs and loan buydowns.* Have your lender compare a price reduction with a financing credit using the actual costs and monthly payments.

Paying discount points can lower a mortgage rate; the benefit depends on the lender’s pricing and how long you keep the loan. A temporary buydown provides early payment relief, so budget for the full payment after it ends.

Condo buyers may find opportunities in the softer segment, too. Review HOA dues, financial reserves, insurance, and potential assessments alongside the purchase price.

Sellers: Make Your Home the Clear Choice

Buyers are still buying. They’re also comparing carefully.

Your opportunity starts with competitive pricing, strong presentation, and easy access for showings.

If a qualified buyer likes your home but needs payment relief, compare a financing credit with a price reduction. Focus on your estimated net proceeds and the likelihood of closing.

Selling and buying? Evaluate both transactions together. A concession on your sale may be offset by better terms on your next purchase.
