Three little words can explain why your home isn’t selling—and what you may need to do next.

Sellers usually want clear answers to two simple questions:
Why isn’t my home selling?
Where should I price it to be sold in the next 30 days?
The answers often get buried under vague buyer feedback.
To make that feedback useful, add three little words:
You can’t move the house, so that feedback sounds worthless. Now add “for that price.”
Translation: “I can buy another home on a quieter street for that price.”
Add “for that price.”
Translation: “Other homes offer more updated kitchens at a similar price.”
You may not need to remodel. You may need to adjust the price enough to compensate buyers for doing the work themselves—or improve the presentation so your home compares more favorably.
Your home does not have to be perfect. It must be a better choice than the alternatives buyers can purchase for that price.
Learn how to price your home correctly, avoid costly mistakes and position it to sell for the most money the market will support.
