A Better Way to Find Your Next San Diego Home. Plus Good News for Buyers AND Sellers!
GET YOUR INSTANT HOME VALUE SEARCH SAN DIEGO HOMES SCHEDULE A STRATEGY CALLAre you spending your weekends driving from one open house to another, hoping to find the right property?
That's a good way to get familiar with neighborhoods, layouts and pricing. But here's what most buyers don't realize.
Of 779 homes in the weekend snapshot, only 176 had an open house scheduled.
That means 77% did NOT.
If you're relying exclusively on open houses, you could be overlooking the right home simply because the seller isn't hosting one.
There's a smarter way. Tell me your preferred neighborhoods, budget, and what you're looking for.
I'll help identify four or five of the most promising homes and arrange private showings, including homes without open houses.
You'll save time, compare properties while they're fresh in your mind, and have a better opportunity to evaluate price, condition, and potential negotiating opportunities.
I'll help you find newly listed homes, recently reduced properties, sellers willing to negotiate, and potential unlisted opportunities.

Mortgage rates have moved lower from recent highs, which can improve affordability for San Diego buyers.
The November 6 national daily average for a 30-year fixed purchase mortgage was approximately 6.99%.
Freddie Mac's separate weekly survey was 7.18% on November 5, down from 7.40% in mid-October.
Here's what different mortgage rates mean on an $800,000 mortgage over 30 years.
| Interest Rate | Monthly P&I | Savings |
|---|---|---|
| 7.40% | $5,539 | — |
| 6.99% | $5,317 | $222 |
| 6.50% | $5,057 | $482 |
| 5.99%* | $4,791 | $748 |
Payments are approximate principal and interest only. Savings compare each rate with 7.40%. Excludes property tax, insurance, HOA charges and mortgage insurance. *5.99% is an illustrative scenario and is not a verified currently available mortgage offer.
At 5.99%, the monthly principal and interest payment on this example would be approximately $748 lower than at 7.40%.
Some sellers may also consider price reductions, closing-cost contributions, or mortgage-rate buydowns, subject to financing requirements.
I'll help you compare the price and financing terms so you can evaluate the total cost of buying.

If you're thinking about putting your sale on hold until 2027, take a look at the latest San Diego MLS weekly figures.
More homes went under contract, more homes closed, and fewer new properties entered the market during the October 30 comparison week.
| Pending Listings | 1,310 to 1,476 | +13% |
| Homes Sold | 326 to 362 | +11% |
| New Listings | 585 to 450 | -23% |
| Active Listings | 5,620 to 5,469 | -3% |
Here's what stands out: Pending listings increased approximately 13%, closed sales climbed 11%, and new listings declined 23% from the previous week.
Active inventory also dropped approximately 3%. That means fewer competing homes during this particular reporting period.
Those are encouraging signs that buyers are still active, even as we approach the holidays.
But the market still rewards homes that are priced correctly and presented well.
If you want to sell before 2027, there may still be an opportunity to get it done. Let's compare your home with what's selling and what's competing in your neighborhood.
Get an instant estimate of your home's value, then let me help you compare what you might receive from a traditional sale versus a potential cash offer.
You can evaluate expected selling costs, timing, condition, and estimated net proceeds before deciding how to move forward.

Maybe you would prefer to buy before you sell, or sell your current home as-is without handling repairs and showings.
Or perhaps your home would benefit from improvements before listing, but you'd rather pay for the work at closing instead of upfront.
I'll help you compare the available programs, fees, timing, and likely net proceeds so you can make the decision that fits your situation.
